JOB ROLE
To keep all our buildings in a good state of repair, adhering to all health, safety, and fire regulations. To respond promptly to requests from service managers, prioritise these based on level of urgency, risk etc. and deliver a high standard of work with minimal delay.
Key Duties
Tasks within the role
• Promptly and safely carry out building maintenance and minor repairs at our care homes and head office, ensuring high standards are upheld throughout the year
• To identify and make good any faults and repairs on site.
• To undertake basic plumbing and electrical works as required
• To undertake basic carpentry and patch plastering works as required
• To report all gas maintenance required to Senior Maintenance Operative.
• To ensure all internal and external environments are clean and safe and in good working order.
• To paint and decorate areas that require this regularly, so homes and all sites are all ways well-kept and presentable.
• To provide emergency out of hours support on an rota basis
• Power washing of external spaces as and when required this includes bins areas.
• To repair, make safe or replace any broken windows, furniture, and equipment at each site.
• Provide handy person duties, including putting up curtain rails, shelves and picture frames, fitting smoke alarms, carbon monoxide detectors and grab rails, replacing fuses, plugs and light bulbs, unblocking sinks, fixing leaking taps and overflow problems, adjusting or re-hanging doors, moving or assembling items of furniture, painting, and decorating, clearing out guttering
Health and Safety
• All facilities team are expected to adhere to maintain high standards, to ensure all H&S, and Fire safety policies and guidance is always followed through, to ensure all compliance and relevant regulations are followed through and implemented as necessary.
• Undertake method of work risk assessment prior to undertaking maintenance. This should include work to ensure there are no tools, or equipment lying around onsite when undertaking work on sites.
• H&S is an integral part of risk assessment and must be implemented in accordance with company policies.
• To follow safety guidelines on using any equipment on site
• To prevent unnecessary risk and damage due to poor decision making
• To provide online regular risk assessment reports
• To ensure your own health and well-being needs are addressed and supported by line management.
• Make regular checks to ensure equipment, utilities, entry, and alarm systems are working properly
• To ensure your tools meet PUWER and other relevant regulations and complete checks as required
• To adhere to all policies and procedures that are relevant to your work across all sites.
• To ensure you wear appropriate safety clothing, (safety hard hats where required) and safe footwear when on duty to minimise risk or injury.
• All tools and equipment to be kept safe and locked at all times if onsite
• To plan seasonal summer and all festive events and ensure all equipment and furniture is of good working order and report any damaged items to be replaced to prevent risk of injury.
External Contractors
• Work with our owners and/or our corporate and commercial services department, to book and/or oversee outside contractors for major repair work, as directed by line manager
• Supervise relevant contractors at our sites, as directed by line manager
Planning and Communication
• To work with Managers and key staff on sites to undertake maintenance tasks identified as required as per the maintenance process
• To ensure good communication and professional teamwork is achieved with staff on site
• To plan weekly /fortnightly site visits and plan tasks according to what is on the maintenance list
• To share diary with line manager and use effective communication through emails or Microsoft account
• To ensure good workload and time management as part of your role ongoing.
• To log and report all works as necessary on Microsoft maintenance account
• To work within working hours in the homes when children /young people are at school as much as possible to limit risks.
• To ensure all maintenance works undertaken are well planned and executed on time and signed off my site manager.
• To report all accidents or incidences that may occur on site to manager of the site/home
• To report any faults to monitoring systems within the homes/sites this includes fire safety equipment.
• To report any issues on safeguarding issues immediately to the manager or senior on duty
• To prevent lone working with children/young people.
• To report all areas of concern to your line manager as necessary
• To work as a team and support each other with works that may require additional assistance
• To be part of a strong team and represent the company on all external events as required.
Learning and Development
• To attend L&D session as required.
• To identify learning and development skills and access relevant training as required.
• To attend all relevant training required by the company
• To participate in all relevant team meetings and supervision sessions as required.
Keyholding/Out of Hours
• Unlock our head office building in the morning, prior to staff arrival times and lock up at the end of the day, ensuring doors and windows are secure, after staff and/or cleaners have left
• Arrange chairs and tables for large meetings/events and clear away afterwards
• To open and lock up on a Saturday where groups are being held as per the on call rota
• To be adaptable and flexible in working times as required. This may include occasional weekend working or emergency/urgent cover.
• To support and respond to emergency or out of hours maintenance work as this occurs.
Budgets and Finance
• To be accountable to all expenses and purchasing that will occur on behalf of the company.
• To source for best deals on materials and equipment
• To support the execution all key maintenance and Capex tasks
• To work with Lead on identifying annual Capex needs of each site.
Additional skills or tasks
• To undertake all tasks that may not be specifically identified in the JD but fall within the scope of the work as part of the facilities role and responsibility.
• To manage and supervise apprenticeship opportunities for future recruits into facilities team.
• To support all new projects or external sites where deemed necessary by line manager.
• To ensure you maintain professional conduct at all times and respect confidentiality. To respect privacy and dignity of our service users at all times and prevent any photographs of our service users /staff or identifying our care homes in public or social media. This could lead to instant dismissal of duty and be reported to police where deemed necessary.
• You are NOT to undertake any care roles or cover shifts etc, anything that is not relevant to your role within the scope of JD
